It can be a tricky subject. Where do you go to find out whether you need planning consent to make alterations, repair or replace your existing flat roof?

Sometimes all you need is a little clarification. Therefore High-Tech Membrane Roofing has put together the answers to two of the most asked questions about building regulations and planning permission.

Can I re-roof, alter or repair my own roof?

Theoretically, yes. There is nothing legally stopping your from working on your own flat roof.

However, we firmly believe that any flat roof installations, repairs or alterations should be carried out by a fully qualified installer or professional. If you’re inexperienced, you could damage the roof structure. You may not fit the flat roofing material correctly, meaning that your roof may not offer the protection you need.

Plus working at height can be very dangerous, leading to serious injury or even death. Therefore we always recommend that you use a flat roofing specialist that knows exactly what they’re doing.

Do I need planning permission to re-roof my house?

As a general rule, no, as long as it is no more than 150mm from the existing roof plane. You must also make sure that any changes are no higher than the tallest part of your existing roof.

However, there are certain occasions and circumstances in which a roofing project will need to be compliant with building regulations. For example; are you planning on carrying out structural alterations? Will you be repairing or replacing in excess of 25% of your building’s overall roof area?

Building regulations also state that all new flat roofs need adequate ventilation to protect against condensation. Usually they will require a 50mm between insulation and the underside of the roof.

Your flat roof will also need to protect against the elements, as well as be energy efficient. It will have to have a sufficient drainage system and be appropriately manufactured to resist the spread of fire from one property to another.
